What is a Town Planning (TP) Scheme in Gujarat?
Under the Gujarat Town Planning and Urban Development Act 1976 (GTP & UD Act), a Town Planning (TP) scheme is a municipal land reconstitution mechanism. Agricultural revenue survey parcels are pooled and redistributed into regularized Final Plots (FP) with clear legal titles, predetermined arterial road widths (18m–60m), and 40–50% reservations for public parks, utility lines, and civic infrastructure.
Why Town Planning Schemes Matter for Land & Institutional Capital
Zero Encroachment • Clear Freehold TitleCadastral ReadjustmentOriginal agricultural survey numbers are reconstituted into regularized Final Plots (FP) with non-disputable boundary demarcations.
Predetermined Road GridsTown planning mandates arterial rights-of-way (18m, 24m, 36m, 45m, 60m), ensuring permanent, guaranteed commercial road access.
Social Infrastructure Reserves40–50% of scheme land is reserved for municipal services, open green parks, utility corridors, and commercial sale plots by AUDA.
